Building Access

Kimball Towers is a secure building. It is everyone’s responsibility to help keep our building secure. Any violation may result in a $50 fine per person.

Visitors and Guests

Please have your guest call you from the front door. The resident will greet their guest at the front door and have them sign in with the guard at the front desk. All adult guests need to have a picture ID to present to the guard.

Emergency Exit

are for emergencies only. Do not exit or enter through any Emergency Exit. Do not open an Emergency Door to let someone else in. Any unauthorized use will result in a fine.

Hand Reader Access

The hand reader give our residence access to the building with the convenience of not carrying a key or card. Please see the office when you move in to register with the hand reader.

Strangers

Do not open the door and allow access to strangers. If you have an issue with someone getting in, don't put yourself in harm's way, notify the guard or office staff.

Security Guards

The Security Guards are not doormen. They are here to protect the residents and guests, along with our building

Common Areas

The common hallways, lobby, elevators, and laundry rooms are used by everyone

Hallways

Please keep the hallways clear of all items. Do not leave any trash, doormats, or any other items outside your door. All permanent items to be placed in the hallway must be approved by the Board of Managers. Absolutely no playing, bikes, skates, balls, skateboards, etc. are allowed in any common area including the hallways.

Laundry

Laundry rooms are available from 7AM to 10PM each day. Please be careful with the cards as there is no refund for damaged or lost cards. You may add credit to your laundry card at the Mac-Gray machine in the lobby.

Trash

All trash must be bagged and placed in the trash barrels provided. Most floors have a trash room near the Freight Elevator. Do not leave trash outside your door.

Recycle Bins

Blue recycle bins are next to the trash barrels. Please place all food containers, soda, water bottles and cans, cardboard, newspaper, etc in the blue bins. Please no pizza boxes.

Elevators

The Passenger Elevators are NOT to be used for moving furniture, bikes, dogs over 30 lbs., or other large items. Please use the freight elevator at the back of the building. Do not abuse the elevators by pushing both the up & down buttons, multiple buttons or buttons already pushed.

Unreasonable Noise

Please be courteous to your neighbors and keep noise levels to a minimum. Quiet hour at Kimball Towers is from 10PM to 7AM every day. Make sure that the sounds do not carry outside your unit to the units above, below or beside you.

Smoking

There is absolutely NO SMOKING allowed anywhere in Kimball Towers. You may smoke inside your unit with permission from the owner of that unit. Please make sure any smoke from your unit does not flow in to the hallway.

Vandalism, Graffiti, and Littering

Vandalism, Graffiti, and Littering will not be tolerated. Any resident, visitor, or guest caught will be fined and charged the cost of repair or cleanup.

Dress Code

Appropriate attire is required in the common areas. No bare feet or sleepwear are allowed. Shirts and appropriate shorts/pants/etc are required.

Keys

You are responsible for you own keys. If you get locked out you have five options:

  1. In case of an EMERGENCY, CALL 911. The fire department can gain access to the keys or break down your door.
  2. Contact your unit owner if you need extra keys or get locked out.
  3. You may call a locksmith.
  4. If the office is open, Office staff can open your door if they are available. There is a $10.00 fee for this service.
  5. If the office is closed, you may check with the guard to see if the building maintenance staff is available to open your door. There is a $50.00 fee for this service.

HALLWAYS

Please keep the hallways clear of all items. Do not leave any trash or any other items outside your door. Absolutely no playing, bikes, skates, balls, skateboards, exercise equipment, etc. are allowed in the any Common Area, including the hallways. Return shopping carts to the lobby or LL.

Doormats are not allowed in the common hallway outside of unit. You may, of course, place the doormats by your door on the interior of the Unit.

Stickers, plaques, etc. are not permitted on the exterior of the doors. You are permitted, however, to hang one seasonal decoration on the exterior of your door.

KEYS

You are responsible for your own keys. If you are locked out of your Unit or if there is an emergency, you have five options:

  1. In case of an EMERGENCY, CALL 911. The fire department can gain access to the keys or break down your door.
  2. If the office is open, office staff can open your door if they are available.
  3. If the office is closed, you may check with the Security Guard to see if the building maintenance staff is available to open your door. There is a $65.00 fee for this service.

The Garage is a privately-owned Commercial Unit. Please contact the garage owner if you wish to rent a parking space.

Please Note:

  1. Speed limit 5MPH
  2. When exiting, stop and pause before crossing the sidewalk in case any pedestrians are approaching.
  3. When two cars come to the door at the same time, the car inside must back up and give way. The car on the outside (coming in) cannot easily back out onto the street.
  4. Wait for the door to reach the top before driving under it.

Old Hotel

The once renowned Hotel Kimball was built by William Kimball and formally opened on St. Patrick's Day in 1911. Built in what was the affluent residential neighborhood of Chestnut and Bridge Streets, the Kimball offered 309 rooms, a dining-room capacity for 450, a 22-foot-high banquet hall for 350 guests, and, in 1912, room rates from "$1.50 to $3.50 per day". In 1980, the Hotel Kimball was renovated into residential apartments and renamed Kimball Towers. In 1985, the building was again renovated and converted to a 132 residential and commercial condominium building.

The Kimball Towers Condominium (originally known as The Hotel Kimball and later The Sheraton-Kimball Hotel) is a historic, former hotel, located in Springfield, Massachusetts, at 140 Chestnut Street, in Metro Center's Apremont Triangle Historic District. Designed by architect Albert Winslow Cobb in 1910 and constructed in the Renaissance Revival style, the Hotel Kimball is famous as the site of the United States' first-ever commercial radio station, Westinghouse's WBZ, and also for hosting celebrated guests, including many U.S. Presidents, dignitaries, and film stars. The Kimball is located in the Apremont Triangle Historic District, with its main entrance on Chestnut Street, between Bridge and Hillman Streets. Since 1983, the Kimball has been protected by the Apremont Triangle Historic District, which is on the National Register of Historic Places.

Apremont Triangle Historic District is a historic district in Springfield, Massachusetts, located at the junction of Pearl, Hillman, Bridge, and Chestnut Streets in its Metro Center district. The Apremont Triangle Historic District includes the Apremont Triangle Park, nicknamed "the Heart of Springfield" by the city's arts community; the historic, ten-story Kimball Towers Condominiums, (formerly the luxurious Hotel Kimball - "Western Massachusetts' Leading Hotel - built in 1910;) a nine-story historic, former YMCA, which now houses apartments at 122 Chestnut Street, (1915); the six-story Neo-Gothic Tarbell-Waters Building (1923), a former office building that was auctioned in August 2011; the two-story Harris-Green building, a 1920's Rolls Royce showroom, which is, actually, two buildings; and the two-story Birnie Building, a 1930's Pontiac showroom. Currently, the district is the center of Springfield's bohemian arts community, featuring multi-media organizations, artists' lofts, ethnic restaurants, and organizations like The Apremont Arts Community - a group of multi-media artists, non-profit organizations, and businesses.
